在國外租屋，需要開口的時刻比想像中多：冷氣壞了要報修、押金條件要問清楚、鄰居大半夜在吵要投訴。這些租屋英文，學校從來沒教過，但真的住出去之後幾乎一定用得到。這篇整理了最常遇到的情境和例句，還附上多益 TOEIC 常考的租屋詞彙。
先搞懂這幾個關鍵字
租屋英文裡，有幾個詞彙在日常對話裡用到，也在租約裡會看到，多益考試的聽力和閱讀也都很常出現。先把這幾個搞清楚，後面的對話看起來會更順。
Landlord（房東）/ Tenant（房客）
Landlord 就是房東，tenant 就是房客。這組詞在多益 Part 3 和 Part 4 的住宅情境常出現，要認得。
Lease / Tenancy agreement（租約）
Lease 和 tenancy agreement 都是租約的意思，有時也說 rental agreement。租約裡會規定租期、押金條件、提前解約的罰則等。
Security deposit（押金）
Security deposit 就是押金。大部分地方在簽約時要付，退租後如果房子沒損壞通常會退還。
Utilities（水電費）
Utilities 指水費、電費、瓦斯費這些日常費用。租房時很常問：Is rent inclusive of utilities?（租金包水電費嗎？）
Maintenance（維修）
Maintenance 泛指維修和保養。Report a maintenance issue 就是「回報維修問題」，這是跟房東溝通時很常用到的說法。
Notice period（提前通知期限）
搬出去之前要提前通知房東的時間，通常是 30 到 60 天。沒有遵守的話，押金可能被扣。
(1) The landlord said he would keep the deposit if we left without giving proper notice.
房東說如果我們沒有按照規定提前通知就搬走，他會扣押金。
(2) Make sure to read the lease carefully before signing anything.
簽任何東西之前，一定要仔細看租約。
(3) I asked if utilities were included in the monthly rent.
我問了月租費有沒有包含水電費。
(4) She called the landlord to report a maintenance issue — the hot water had stopped working.
她打電話給房東回報維修問題，熱水突然不能用了。
(5) My notice period is two months, so I need to let my landlord know soon.
我的提前通知期限是兩個月，所以要盡快告知房東。
搬進去前，這幾件事先問清楚
搬進去之前，有幾件事最好先跟房東講清楚，免得之後有誤會。押金英文是 security deposit，通常是租金的一到兩個月，簽約前一定要確認清楚金額和退押條件。另外還有水電費是否另計、付款方式、提前解約的規定，這些很多人當初沒問，之後才來扯。
口頭談完之後，很多人會再用 email 確認一遍，這時候email 的開頭和結尾要寫得夠自然，跟房東的往來才不會看起來太生硬。

A: Before I sign the lease, could you tell me how much the security deposit is?
A: 簽租約之前，可以告訴我押金是多少嗎？
B: It’s two months’ rent. It’s fully refundable as long as there’s no damage when you move out.
B: 是兩個月租金。只要你搬出去時房子沒有損壞，押金會全額退還。
A: Got it. Are utilities included in the rent?
A: 了解，那水電費有包含在租金裡嗎？
B: Electricity and gas are separate. Water is included.
B: 電費和瓦斯要另外付，水費有包含。

A: What’s the lease term?
A: 租約期限是多久？
B: It’s a one-year lease. After that, you can renew on a month-to-month basis.
B: 一年的租約，之後可以按月續租。
A: And if I need to leave early, what happens to the deposit?
A: 那如果我需要提前離開，押金怎樣？
B: You’d need to give two months’ notice. The deposit would still be refunded if there’s no damage.
B: 需要提前兩個月通知，如果沒有損壞押金還是會退。

A: How should I pay the rent — bank transfer or cash?
A: 租金要怎麼付，轉帳還是現金？
B: Bank transfer is preferred. I’ll send you the account details after you sign.
B: 比較建議轉帳，你簽約後我把帳號資料傳給你。
A: Sounds good. And when is rent due each month?
A: 好，那每個月幾號要付？
B: The first of the month, please.
B: 每個月一號。

B: There’s a five-day grace period. After that, there’s a small late fee.

A: The lease mentions a 60-day notice period. Does that apply to both sides?
A: 租約上提到 60 天的提前通知期，雙方都適用嗎？
B: Yes. If we want to end the lease early, we’d also give you 60 days’ notice.
B: 是的，如果我們要提前終止租約，也會提前 60 天通知你。
A: That’s fair. Thanks for clarifying.
A: 這樣合理，謝謝你說清楚。
冷氣壞了、水管漏水，怎麼報修
住進去之後遇到設備問題，要主動聯絡房東報修。報修和設備問題是最常碰到的房東英文情境，說的時候要清楚描述問題在哪、從什麼時候開始，這樣房東才知道要安排哪種師傅。核心句型是 I’d like to report a maintenance issue，或是直接說 Something is wrong with the [設備名稱]。問題很急的話，可以加 It’s quite urgent 或 I need this fixed as soon as possible。
這類溝通的語氣不用硬，開頭帶一點緩衝效果最好。用 Could you、I’d like to 這類有禮貌的英文說法開頭，語氣清楚又不強硬，房東也比較願意配合。

生活設施和規定
剛搬進去，很多生活細節還不熟，直接問房東或管理員是最快的。垃圾收幾號、洗衣機怎麼用、停車位怎麼分配，這些開口問都很正常，不用覺得尷尬。如果是公寓式的住所，洗衣間很常是共用的，機器上的洗衣英文標示和設定看不懂也很常見，事先查清楚比較保險。

B: General waste is collected on Mondays and Thursdays. Recyclables go out on Wednesday.

鄰居太吵怎麼辦
遇到噪音問題，兩個方式：直接找鄰居說，或是聯絡房東讓他去處理。直接找鄰居比較快，但開口的方式很重要，語氣一定要客氣。開頭用 Sorry to bother you 或 I’m sorry to bring this up 這類緩衝語，比直接切入問題聽起來自然很多，對方也比較容易接受。

多益 TOEIC 常考租屋詞彙整理
多益的住宅和辦公室情境在 Part 3、Part 4 的對話和獨白，以及 Part 7 的通知信和 email，都很常出現。學租屋英文的同時，順便把這幾個詞彙記起來，考試看到也不會陌生。
Property management company（物業管理公司）
大型公寓或社區通常不是直接找房東，而是透過物業管理公司處理。多益常見情境是收到管理公司的通知信或公告。
Vacancy（空房）
多益閱讀常見於公告或廣告文件，例如：This building currently has two vacancies.
Refundable / Non-refundable（可退款 / 不可退款）
多益常出現於租約條款說明，押金英文的情境下尤其常見，要認得這兩個字。
Sublet / Subletting（轉租）
多益有時候會出現房客詢問能不能 sublet 的對話情境，或租約裡列出禁止轉租的條款。
Rent adjustment（租金調整）
通常出現於房東通知信或租約續簽相關的多益閱讀題目。
Move-in / Move-out inspection（入住 / 退租檢查）
跟押金退還直接相關，多益 Part 7 的 email 或信件題常考到，尤其是 move-out inspection 決定押金退多少。
(24) The security deposit is non-refundable if the tenant breaks the lease early.
如果房客提前解約，押金不退還。
(25) The property management company sent a notice about scheduled maintenance next week.
物業管理公司寄了通知，說下週有預定的維修工程。
(26) Tenants are not allowed to sublet the unit without written permission from the landlord.
房客在未獲房東書面同意的情況下不得轉租。
(27) A move-out inspection will be scheduled within three days of your last day.
搬離日後三天內會安排退租檢查。
(28) Rent increases are capped at five percent per year under current regulations.
依照現行規定，租金每年漲幅上限是百分之五。

三樓目前有一間空房，有興趣的人請聯絡大樓管理員。
